Pamlico Plantation was created by Weyerhaeuser Corporation in 1982, and we maintain a forested atmosphere to this day. A wide variety of homes, townhomes, and building lots come onto the market during the year.

Our 550-acre wooded community consists of over 160 single-family homes, 80 townhomes, and about 40 building lots.

A variety of sizes and styles of single-family homes have sold for $250,000 to $750,000, with an average price near $400,000.

Townhomes have a unified exterior design but the interiors differ in layout and size. Waterfront and lake view units are often available, with townhomes selling from around $350,000 to around $450,000.

Building lots have sold from $40,000 to $80,000 per building lot.

Homeowners’ annual association fees are $1,750 per house, townhome, or lot in 2023. Townhomes also pay an additional fee to cover exterior maintenance, siding, roofs, decks, garbage service/landscaping, parking, and external pest control.

We benefit from community standards for all property owners, with additional standards for townhomes as encoded in our covenants.

“My number one concern as a parent when moving here to Washington was my option of public schools. The Plantation is in the very desirable Bath school district and has a bus that comes to the circle in our Plantation. It is also less than 10 minutes away from the Washington Montessori Public Charter School. We really have the best of both worlds for our kids here because we’re close enough to Bath and Washington city center that the intramural options are extensive, I.e., baseball, t-ball, softball, basketball, soccer, cheerleading, etc.

The other thing I love about the neighborhood as a parent is the sense of community here. I love that my kids can ride bikes here and walk around and be safe and welcomed. The children’s events hosted by the Community Relations Committee are a bonus to having good neighbors. We also have a new playground that is fantastic for kids of all ages. Our pool is another big plus because it’s very kid-friendly and we even have subcontracted out private swim lessons for the Plantation kids. Honestly this neighborhood’s reputation sells itself. I know of so many couples with kids that are trying to move here.”
